Why Specialist Care Matters

Wooden Floors Require a Specialist Approach

Wooden flooring is a significant investment in any property. Unlike hard tile or stone, timber is a natural material that responds differently to cleaning products, moisture and mechanical treatment. Using the wrong approach can cause lasting damage to the finish or the wood itself.

Over time, wooden floors can be affected by ingrained dirt and grime, foot traffic, surface marks, dull or tired finishes, scuffing, spills and staining, wax and polish build-up, and general wear that diminishes their natural appearance.

At Londonair Cleaning Co, we assess each floor individually before recommending any treatment. The type of timber, the existing finish and the condition of the floor all influence the most appropriate cleaning or restoration method.

Assessment

Before Every Treatment

Three Service Levels

Which Wood Floor Treatment Do You Need?

Not every floor needs the same treatment. We offer three clearly defined service levels — from a professional deep clean through to a full sanding and restoration. Read each one carefully to understand which is right for your floor, then WhatsApp us if you are unsure.

Level 1

Essential Wood Floor Clean

Professional deep cleaning to remove dirt, grease and surface build-up, leaving the floor fresh and revitalised.

Best for: Your floor is generally in reasonable condition but has accumulated everyday dirt, grime, grease or surface residue over time.

This is a professional cleaning service — not a sanding or refinishing service. We use specialist equipment and products appropriate for the timber and its existing finish to remove ingrained soiling and surface contamination. Deep scratches, structural damage and finishes that have worn through will not be corrected by cleaning alone.

What's included

  • Initial floor assessment and finish identification
  • Removal of loose dust and debris
  • Specialist deep cleaning with suitable products
  • Treatment of surface grime and build-up
  • Attention to edges and accessible areas
  • Final inspection
Does not include sanding, buffing, polishing or new finish application.
Most Popular
Level 2

Premium Clean & Refresh

Deep mechanical cleaning, buffing and polishing to restore the floor's appearance, improve its sheen and refresh the existing finish.

Best for: Your floor needs more than basic cleaning. It looks dull, has surface residue or build-up, and would benefit from a more intensive treatment that improves the sheen of the existing finish.

This tier goes beyond cleaning. We use professional mechanical equipment to deep-clean the surface, remove suitable residue and apply a compatible refreshing treatment where appropriate. The process improves the floor's appearance and sheen without sanding or replacing the finish. Suitability depends on the timber, existing finish and condition — we assess before recommending.

What's included

  • Detailed inspection and preparation
  • Professional mechanical deep cleaning
  • Removal of suitable surface residue and build-up
  • Buffing or polishing where appropriate
  • Compatible refreshing treatment where suitable
  • Improvement to the sheen of the existing finish
  • Final inspection and maintenance advice
Does not include sanding or application of a new protective finish. Suitability depends on the floor's condition and existing finish.
Level 3

Full Wood Floor Restoration

Complete restoration including sanding, preparation, repairs where required and application of a new protective finish for a fully transformed floor.

Best for: Your floor is significantly worn, has deep scratches, a tired or worn-through finish, or needs a completely fresh start. You want the most comprehensive treatment available.

This is our most comprehensive service for suitable wooden floors. We sand the floor to remove the old finish, prepare the surface, carry out localised repairs where agreed and apply a new protective coating. The result is a fully refreshed floor with a new finish. Suitability depends on the construction and condition of the floor — engineered wood has a limited wear layer and not every floor can be sanded. We assess before recommending.

What's included

  • Detailed floor inspection and restoration assessment
  • Assessment of timber, existing finish and repair requirements
  • Preparation of the work area
  • Sanding to remove the old surface finish where appropriate
  • Progressive sanding and surface preparation
  • Localised repairs where agreed and technically feasible
  • Thorough dust management throughout
  • Application of a suitable new protective finish
  • Finish selection (lacquer, oil or other) where appropriate
  • Final quality inspection
  • Aftercare and maintenance guidance
Suitability depends on floor construction and condition. Not every floor can be sanded. Structural repairs and replacement boards are assessed and quoted separately.

Our Services

Wooden Floor Cleaning & Restoration Services

We offer a range of specialist services for timber flooring. The appropriate treatment is always selected following an assessment of the floor.

Wooden Floor Deep Cleaning

Professional removal of ingrained dirt, grime, residue and surface contamination using methods appropriate for timber flooring. Suitable for floors that have accumulated significant soiling over time.

Hardwood Floor Cleaning

Specialist cleaning for solid hardwood flooring, carefully selected to protect the timber and preserve the existing finish. We assess the wood species and surface treatment before proceeding.

Engineered Wood Floor Cleaning

Tailored cleaning for engineered timber flooring, taking account of the construction and the thickness of the wear layer. Methods are chosen to clean effectively without compromising the surface.

Wood Floor Restoration

Restoration options for tired, dull and worn wooden floors, subject to a thorough assessment of the condition and existing finish. We advise on what is achievable based on the floor's current state.

Wood Floor Polishing & Finishing

Where appropriate, suitable polishing and finishing treatments can be applied to improve the appearance and provide a degree of protection. Treatment options depend on the floor type and finish.

Stain & Mark Removal

Treatment of suitable surface marks, staining and contamination using appropriate methods. Results depend on the nature of the staining, the timber and the existing finish — we advise honestly before proceeding.

Wax & Polish Residue Removal

Removal of unsuitable or excessive product build-up where appropriate. Accumulated wax and polish residue can dull the appearance of wooden floors and may require specialist treatment.

Commercial Wooden Floor Cleaning

Dedicated service for offices, restaurants, hotels, retail spaces, showrooms and other high-footfall environments. We work around your schedule to minimise disruption to your business or occupants.

How We Work

Our Process

The exact process depends on the type, condition and finish of the wooden floor. The steps below outline our typical approach.

01

Initial Enquiry

Contact us by phone, WhatsApp or our online form. We discuss your requirements and arrange a convenient time for an assessment.

02

Floor Assessment

A thorough inspection of the flooring to understand its current condition, extent of soiling and any areas of concern.

03

Timber & Finish Identification

We identify the type of timber and the existing surface finish — lacquer, oil, wax or bare wood — as this determines the appropriate treatment.

04

Damage & Wear Assessment

Assessment of any staining, surface marks, scuffing and general wear to understand what is achievable and advise accordingly.

05

Recommended Method

We recommend the most suitable cleaning or restoration approach based on the assessment findings and discuss this with you before any work begins.

06

Area Preparation

Furniture is moved where required, the area is prepared and protective measures are put in place to protect surrounding surfaces.

07

Professional Cleaning & Restoration

The agreed treatment is carried out using professional equipment and products appropriate for the floor type and condition.

08

Finishing Treatment

Where required and agreed, a suitable finishing treatment is applied to improve appearance and provide protection.

09

Final Inspection

A thorough inspection of the completed work to ensure the results meet the agreed standard before we leave.

10

Care & Maintenance Advice

We provide guidance on how to maintain your wooden floors following treatment to help preserve the results.

Types of Flooring

Types of Wooden Flooring We Can Assess

We can assess and work with a range of timber flooring types. Methods are always selected according to the specific floor and its existing finish — not every floor can receive the same treatment.

  • Solid hardwood flooring
  • Engineered wood flooring
  • Parquet flooring
  • Herringbone flooring
  • Chevron flooring
  • Traditional timber flooring
  • Period wooden floors
  • Commercial timber flooring

Important Note

Not every wooden floor can receive the same treatment. The appropriate cleaning or restoration method depends on the timber species, the existing finish (lacquer, oil, wax or bare wood), the age of the floor and its current condition. We always assess before recommending any treatment.

Period Properties

Period wooden floors in London properties often require particular care due to their age, the original finish and the condition of the timber. We take a careful, considered approach to period flooring.

After Your Treatment

Maintaining Your Wooden Floors

Following professional treatment, the right maintenance routine will help preserve the results and extend the life of your flooring.

1

Regular Dust & Debris Removal

Sweep or vacuum regularly using a soft attachment to remove grit and debris that can scratch the surface over time.

2

Appropriate Cleaning Products

Use only products specifically formulated for your floor type and finish. Unsuitable products can damage the surface or leave residue.

3

Avoid Excessive Water

Wooden floors and water do not mix well. Avoid wet mopping and clean up spills promptly to prevent moisture damage.

4

Protect from Furniture

Use felt pads under furniture legs to prevent scratching and indentation, particularly on chairs and tables that are moved regularly.

5

Entrance Mats

Place mats at entrances to trap grit and moisture before it reaches the floor. This significantly reduces wear in high-traffic areas.

6

Manage Spills Quickly

Blot spills immediately with a clean, dry cloth. Do not rub, as this can spread the liquid and push it into the grain.

7

Avoid Unsuitable Chemicals

Avoid bleach, ammonia-based cleaners and general household floor cleaners not designed for timber, as these can damage the finish.

8

Periodic Professional Maintenance

Regular professional cleaning helps maintain the appearance and condition of your floors and can extend the time between more intensive treatments.
