Why Sealing Matters
The Single Best Investment You Can Make in Your Floor
An unsealed or poorly sealed wooden floor is vulnerable to scratches from furniture and grit, stains from spills, moisture ingress that causes swelling and cupping, and UV fading that dulls the colour over time. A quality sealant addresses all of these risks in a single application.
We use professional-grade products from Osmo, Rubio Monocoat, Bona and Pallmann — the same brands specified by flooring manufacturers and used in hotels, offices and luxury homes across London. These are not consumer products: they are formulated for durability, ease of maintenance and long-term performance.
Our technicians will help you choose the right finish for your floor type, lifestyle and aesthetic — from a natural dead-matt oil to a high-gloss lacquer — and apply it with the precision and care your floor deserves.

Real Results
Before & After
The difference a professional seal makes to a floor that has been left unprotected or with a worn-out finish.
Worn, unprotected hardwood
The original lacquer had worn through in high-traffic areas, leaving the bare wood exposed to staining and moisture damage.
Protected with satin hardwax oil
Two coats of Osmo Polyx-Oil in satin — the floor is now fully protected, easy to maintain and looks stunning.

FAQ
Frequently Asked Questions
How long does floor sealing take?
Most rooms can be sealed in a single day. Two to three coats are applied with drying time between each. The floor is ready for light use within 24 hours of the final coat.
How long will the sealant last?
A quality hardwax oil or lacquer will last 5–10 years under normal residential use. High-traffic areas such as hallways and kitchens may need a maintenance coat every 2–3 years. We will advise based on your floor and lifestyle.
Can you seal a floor that has already been cleaned?
Yes — sealing is often combined with our deep cleaning or sanding service. We can also seal a floor that has been cleaned by another provider, provided the surface is clean, dry and free of residue.
What is the difference between hardwax oil and lacquer?
Hardwax oils penetrate the wood and are easier to spot-repair — you can re-coat a worn area without stripping the whole floor. Lacquers form a surface film that is more durable and easier to clean, but require full re-coating when worn. We will advise the best option for your floor and lifestyle.
Do I need to vacate the property during sealing?
Water-based lacquers are low-odour and the property can usually be re-occupied the same evening. Oil-based products and solvent lacquers have a stronger odour and we recommend ventilating overnight. We will advise based on your chosen finish.
Can you change the colour of my floor when sealing?
Yes — we can apply a water-based or oil stain before sealing to change or enhance the colour of your floor. We always apply a test patch in an inconspicuous area before proceeding to ensure you are happy with the colour.
What sheen levels do you offer?
We offer dead matt, matt, satin and gloss sheen levels across our lacquer and oil ranges. Satin is the most popular choice for residential floors as it enhances the wood without looking overly shiny.
Can you seal floors in commercial properties?
Yes — we seal floors in offices, hotels, restaurants and retail spaces across London. We use commercial-grade products rated for heavy foot traffic and offer out-of-hours appointments to minimise disruption.
